Contract to Close Service - $400

My Contract to Close Service gives you the ability to simply send me the contract, what title company you want me to use and your client's contact info and I take it from there.  Yep that's it!  

✔️  Introduction email to your client, the co-broke agent, escrow officer, lender and any other necessary parties

✔️  On buyers, send a custom template text message and email on when the Earnest Money is due and how or where to make the deposit

✔️  Very receipt of Earnest Money and send receipt to all parties

✔️  Email client key contract dates so they have it all in one place

✔️  Track Title Insurance Report 

✔️  Make sure Seller Disclsoures are received and if buyer that the buyer gets their copy and signs and returns them

✔️  Track and all key dates in the contract with all parties

✔️  Maintain communication and updates with lender and title 

✔️  Appraisal Tracking

✔️  Uploading to agent's compliance portal at their brokerage

✔️  Email of utilities information to buyer with instructions on setting them up

✔️  Email to Seller on when to disconnect utilities (and when not to)

✔️  Coordinate with all parties to schedule closing -- lender, title, client, agents

✔️  All other duties to get the transaction from contract to close

✔️  My services are billed directly and payable by the title company

✔️  If the transaction doesn't close, our fee is waived (not available on investor transactions)

Once you have a signed contract, simply email the contract and the pre-qualification letter to me with the name and contact info for your title company and your client.  That's it!  I will then take it from there and if I need additional information I will let you know.  No filling out lengthy forms just to submit your file.  

Once I get the file set up I will email you a link to my TC Portal so you can log in at any time and instantly see the following items:

✔️  All documents are in the portal.  You can see the last addendum for easy numbering of a new one for instance

✔️  All my notes like "ordered title and she said would be an extra 2 days"

✔️  Contact info for everyone in the transaction - lender, inspector, title, co-broke agent etc

✔️  My checklist so you can see what has and hasn't been done yet.

When you have a new listing it can create a lot of tedious paperwork - from checking county records to verify ownership to getting HOA documents.  I handle all of that for you!  

My New Listing Coordination Services include -

✔️  Verification of ownership

✔️  Have title begin title search for any defects that need to be addressed prior to sale

✔️  Order Photography

✔️   Gather all information needed for the MLS Input Sheet including calling your client to verify items like Air Conditions, Pet Rules etc.

✔️  Once the Input Sheet is completed, sending to client for signature and tracking it's return

✔️  Order Photography and make arrangements with Seller for entry

✔️  Once photos and title info have been received, upload to the MLS and send to you for approval to go live

✔️  Once it's live, I send a link to the Client for review and ask them to tell me if anything is incorrect so we can change it

✔️   I will also set up the Showing Service that you use to notify you, you and the client or just the client

✔️  Set up Listrac if you use that to notify your Client of the MLS activity on their home

✔️  Upload all docs to your Brokerage Compliance portal

✔️  The fee for this service is due at the time the listing goes live on the MLS.  This is paid by either credit card or bank transfer.
